Fascias and soffits do important work at the roof edge. The fascia board supports the bottom row of tiles or slates and carries the gutter; the soffit closes off the gap between the fascia and the wall. Together they protect the roof structure from the weather, prevent birds and pests from entering the roof space, and — when correctly specified — help ventilate the roof space to prevent condensation.

In Ayrshire's wet climate, timber fascias and soffits are particularly vulnerable to rot, and neglected rooflines are a very common source of structural problems that might initially appear to come from the roof itself. Signs Your Fascias or Soffits Need Replacing

  • Paint peeling, bubbling, or flaking from the surface — almost always indicates moisture has penetrated the board

uPVC Fascias and Soffits

The most popular choice for modern and post-war properties across Ayrshire. uPVC does not rot, does not require painting, and is available in white and a range of other colours including woodgrain finishes that suit older properties. Modern hollow-back uPVC fascias are rigid and provide a solid fixing for guttering. Vented uPVC soffit panels are available as standard, maintaining roof space ventilation. Expected service life of 25 years or more with minimal maintenance.

Timber Fascias and Soffits

For certain properties — particularly stone-built Victorian or Edwardian houses, properties in conservation areas, or listed buildings — timber may be the appropriate or required choice. We use treated softwood as a minimum, and can source hardwood where durability or a premium appearance is required. All timber fascia and soffit boards are primed before installation and should be painted on both faces and all edges to maximise longevity. Correctly installed and maintained, timber roofline boards perform well, though they require repainting every five to eight years.

The Replacement Process

  1. Gutters and downpipes are carefully removed and set aside for re-use or replacement as required.
  2. Existing fascia and soffit boards are stripped back — cover boards over existing timber are removed, or the full board is taken off to expose the rafter feet.
  3. Rafter feet and wall plate are inspected. Any timber showing decay is cut back to sound wood and a treated timber splice fitted; severely deteriorated rafter feet are replaced.
  4. New fascia and soffit boards are fitted, with ventilation provision confirmed or improved.
  5. All joints, corner trims, and accessories are fitted neatly and sealed against the weather.
  6. Guttering is refitted (or new guttering installed) with correct falls and bracket spacing.
