Roof Renewals Ayrshire
A roof renewal is a complete strip and re-cover — the existing slates, tiles, felt, and battens are removed down to the roof timbers, the structure is inspected and any deteriorated timber is repaired or replaced, and a new covering is installed to modern standards. It is the most thorough approach to roofing and is the right solution when a roof is beyond economic repair or when an owner wants to start from scratch with a long-term, low-maintenance covering.
IC Roofing carries out roof renewals on properties of all sizes across Ayrshire. We take the time to do the job properly — not just the covering, but the elements that determine whether the new roof will perform well for decades: the underlay, the batten gauge, the flashings, the ridge, and the verge details.
When Is a Roof Renewal the Right Choice?
A full renewal is worth considering when:
- The existing sarking felt has failed across the whole roof and water is reaching the timbers
- The roof has widespread nail sickness — slates continually slipping in multiple locations across the whole roof
- The roof has already been repaired multiple times and is still failing
- The existing tiles or slates are a type or style that is no longer available, making matching difficult or impossible
- The property is being fully renovated and a new roof is part of bringing the whole building up to standard
- A survey has revealed that cumulative repairs over the coming years would cost more than a one-off renewal
The Renewal Process
- Survey and quotation — we assess the existing roof in detail, looking at the covering, the felt, the battens, and any accessible timbers. We provide a detailed written quotation including all materials and labour.
- Scaffolding — full perimeter scaffolding is erected before any stripping begins. The scaffold protects both your property and the surrounding area during the works.
- Stripping — the existing covering, felt, and battens are carefully stripped and all waste is loaded into a skip or taken away by our team. We do not leave sites untidy.
- Timber inspection and repairs — with the covering removed, we inspect every rafter, purlin, ridge board, and sarking board. Any timber showing decay, insect damage, or structural weakness is replaced. This is a critical step that is sometimes cut short by less careful contractors.
- New underlay — a high-quality breathable membrane is fixed to the roof, lapped correctly at all joins and turned up at the eaves.
- Battening — new treated softwood battens are fixed to the correct gauge for the chosen covering, ensuring each tile or slate is properly supported and lapped.
- Covering — slates or tiles are laid from eaves to ridge, with all hips, valleys, ridges, and verges finished to a high standard. Lead flashings are replaced at chimneys and abutments.
- Guttering check — we check the gutterline and clear any debris from the renewal work. If gutters are due for replacement, this is a good time to carry out that work.
- Final inspection — we carry out a full walkround with you, show you the completed work, and address any questions.

In practical terms, a roof renewal and a full roof replacement are the same process — stripping the existing covering, inspecting and repairing the timber structure, and relaying with new materials. The distinction in terminology is mainly about the context: a renewal typically refers to reinstating a roof on an existing building that is otherwise sound, whereas "new roof" might imply a new-build context. Both involve a complete strip and re-cover. If your roofer recommends renewing rather than repairing, it means they consider the overall condition of the existing roof to be beyond economic repair.
A newly renewed roof is a significant selling point and is likely to be reflected in the surveyor's report on any property transaction. A roof flagged as being in poor condition or near the end of its life can reduce your property's valuation and deter buyers. Conversely, a recently renewed roof with appropriate materials is a genuine asset. Beyond the sale value, a sound roof protects the rest of the building — it is the single most important element in keeping your property watertight and in good condition.
Scaffolding erection typically takes one day and is done by our scaffolding contractor ahead of the roofing work. The strip and re-cover of a typical semi-detached or detached house usually takes three to five working days, weather permitting. Scaffolding is then struck, which takes another day. From initial survey to completion, most roof renewal projects are completed within two to three weeks, including the time needed to order materials. We will give you a clear programme when we quote so you can plan accordingly.
