Guttering, Fascias & Soffits Ayrshire
Gutters, fascias, and soffits are the unsung workhorses of your roofline. They manage rainwater away from your property, ventilate the roof space, and form a weatherproof seal at the roof edge. When any of these components fail, the consequences can range from damp patches on walls to rot in roof timbers — problems that are significantly more expensive to fix than the original roofline repair.
IC Roofing repairs, cleans, and replaces guttering, fascias, and soffits across Ayrshire. We work with uPVC and timber materials and can advise on the most appropriate specification for your property. We can also carry out gutter cleaning and inspection as a standalone service to keep your roofline drainage in good working order.
Why Guttering Matters
Scotland's rainfall makes effective guttering particularly important. A typical semi-detached house collects tens of thousands of litres of rainwater from its roof each year — all of it directed into the gutters and downpipes. When the system works correctly, this water is safely discharged to a drain. When gutters fail or block, that water goes somewhere else — usually against or into your walls. The effects include:
- →Damp patches on internal walls, especially at upper floor level
- →Green algae and black staining on rendered or masonry external walls
- →Erosion of mortar joints in the wall below
- →Saturated ground against the foundations, which can affect damp-proofing
- →In cold weather, ice forming in blocked gutters can cause them to crack and pull away from the fascia
Signs Your Gutters, Fascias, or Soffits Need Attention
- Gutters overflowing during or after rain — indicates a blockage or a failed joint
- Gutters sagging or pulling away from the fascia — fixings have failed or the fascia itself has rotted behind the bracket
- Visible cracks, splits, or holes in plastic guttering sections
- Peeling paint or visible rot on timber fascias or soffits
- Soft or spongy fascia board — pressing lightly reveals decay behind the surface
- Birds or insects gaining access through gaps in the soffit
- Damp or discolouration on the wall just below the gutterline
Materials and Options
uPVC Guttering and Roofline
The most widely specified material for domestic properties across Ayrshire. Durable, maintenance-free, and available in a wide range of profiles and colours. Half-round and square profiles are the most common. uPVC does not rust, rot, or need painting, and modern systems are designed for simple push-fit installation that minimises joints and therefore failure points.
Cast Iron Guttering
The traditional material for older and period properties. Heavier, more expensive to install, and requires periodic painting to prevent rust, but extremely durable when maintained and appropriate for stone-built or listed properties. We can replace sections of cast iron guttering on older Ayrshire properties where matching the original character of the building is important.
Timber Fascias and Soffits
Where uPVC is not appropriate — for example on certain conservation area properties — we work with treated softwood or hardwood fascias and soffits. All timber components are primed before fitting and can be painted to your chosen colour. Properly installed and maintained, timber roofline boards perform well, but they do require more upkeep than uPVC equivalents.

Twice a year is a good rule of thumb — once in late autumn after the leaves have fallen, and once in late spring to clear any debris that has accumulated over winter. Properties near trees may need more frequent clearing. Blocked gutters are one of the most common causes of damp problems in Ayrshire homes: water overflows against the wall and can work its way into the structure over time. Regular cleaning is a small cost that prevents much larger problems.
The fascia is the vertical board that runs along the lower edge of the roof, sitting behind the gutter. It supports the bottom row of tiles or slates and the gutter fixings, and is visible from the street. The soffit is the horizontal board that fills the gap between the fascia and the wall — it sits underneath the roof overhang. Together they seal the roof edge against weather, pests, and birds. Both are also important for ventilating the roof space when correctly specified.
For most domestic properties, uPVC is the more practical choice. It does not rot, does not need painting, and requires very little maintenance beyond an occasional wash down. Modern hollow-back uPVC fascias and vented soffits perform well and are available in a range of colours including woodgrain finishes. Timber remains the correct choice for certain period properties or where planning constraints apply. We will advise you on what is most suitable for your property.
